The Northwest Maple Grove and Northeast I-35W corridors hold the functional small-bay and multi-tenant infill product we target: buildings priced below replacement cost where in-place rents still lag a market that has climbed roughly 36% since 2021 (CoStar). New small-bay supply stays constrained: construction economics on sub-60,000-SF multi-tenant product at Twin Cities land costs don't underwrite.
