Every deal is underwritten on in-place versus market rent, basis versus replacement cost, lease structure and rollover, submarket vacancy and absorption, and a conservative financing and exit. We stress-test downside before we commit.

Returns are deal-specific and never guaranteed. Target returns, assumptions, and risk factors are in the private placement memorandum — shared only with accredited investors during the offering process.
